A proposed residential development project at Germantown Pike and Valley Forge Road in Worcester Township appears to have caused a stir for residents in the area.
Signs posted along more than a mile stretch of Valley Forge Road showcase opposition to the City View development project.
Motor vehicle sales, repairs, food service and retail businesses used to occupy the property at 2794 Germantown Pike, but the buildings have been reduced to a pile of rubble following demolition.

Dresher-based Developer BT Worcester, LLC., has submitted plans to transform the 12.24-acre parcel into two, 28,880-square-foot multi-residential buildings with 144 units collectively and more than 300 parking spaces, according to development renderings.
Other amenities include a pool, bocce court, grills, fire pits, and outdoor meeting spaces, according to development renderings.
The property’s zoned as commercial with a multi-residential overlay. Variances were requested, and in June 2022, the Worcester Township Zoning Hearing Board issued zoning reliefs related to several areas such as parking setbacks and stormwater.
The project’s timeline is unclear as Worcester Township’s website categorizes the project as “under review.” Last month’s planning commission agenda listed the project as an “active application” with a distinction that the “review period (was) waived.”

It’s headlined “City View is Wrong for the Community,” and features a table of community-related components posing the question of “who benefits from the City View Project?”
The sign lists the project developer as the sole beneficiary, while schools, police, recreation, traffic/transportation, taxes, Fairview Village, Worcester Township, and immediate area residents are in the “no” column in terms of benefitting.

The next Worcester Township Board of Supervisors meeting is scheduled for 7 p.m. on May 15 and the planning commission is expected to meet at 7 p.m. on May 23. Worcester Township officials did not immediately respond to MediaNews Group’s requests for comment on the project.
